How Do I Arrange A Viewing?

We prefer you to call in advance to give our current tenants at least 24 hours notice of a planned viewing. If possible we like to take a complete group around the property causing less disruption to our current tenants. We will take you around the property and answer any questions that you may have.
What Furniture Do You Provide?
All our properties are fully furnished. The bedrooms are all equipped with a double bed, desk, wardrobe, chest of drawers and curtains. The kitchen is fully equipped with a fridge, freezer, washing machine and tumble dryer.

I've Looked Around The Property & Wish To Take It, What Do I Need To Do Now?
You’ll need to move fast if you want to secure the property as competition can be fierce. We won't take the property off the market until you have signed the contract and paid the deposit.
What Do I Need To Bring With Me When Signing The Contract?
The deposit will be £200 for all packages. All deposits are protected by the Tenancy Deposit Scheme.
How Do I Pay?
Payment is made termly, either by Cheque, Direct Debit or Standing Order
What Kind Of Contract Will I Be Entering?
You will be signing an Assured Shorthold Tenancy Agreement. The agreement is legally binding for the length of the tenancy - usually for 12 months (typically 1st July to 30th June).
Do We Need To Pay Council Tax?
No, full time students are exempt from paying council tax
How Do We get Exemption from Council Tax?
Each tenant has to contact their university to obtain an exemption certificate for council tax. This certificate is to be given to the landlord for him to pass onto the council to ensure that the property is exempt and that no charge will be made. Failure to supply these certificates may result in council tax being levied, and the tenant is responsible for this. If a tenant should cease to be a full time student then council tax will be levied on this property and it is the tenants responsibility to pay this.
When Can We Move In?
Providing rent and deposit payment has been made, tenants can move into the property on the 1st of July. However, as the summer concession period the landlord may require access to renovate and improve the property.
What Happens With Utility Supplies?
If properties are let on the Enhanced Packaged then all utilities are the responsibility of the landlord.
If the property is on the standard package then the tenants must inform the gas, electric that they are the new occupiers from the 1st of July and give them the current readings and transfer the account into their names. It is advisable to look on comparison websites to obtain the best supplier for gas and electric (U-switch, Money Supermarket, Go Compare etc). A copy of this should be submitted to the landlord as soon as it becomes available.
